Frequently asked questions

How do you split rent between roommates fairly?

The most common approach is the per-square-foot method: divide each bedroom's square footage by the total bedroom square footage, then apply that share to the total rent. The Rent Calculator does this automatically and lets you weight bedrooms with private bathrooms more heavily.

What is the 3x income rule for renters?

Most landlords require a tenant's gross monthly income to be at least three times the monthly rent. For $1,800 rent, the tenant should earn at least $5,400/month gross. The calculator flags pass/fail based on the ratio you enter.

How are late fees usually calculated?

Late fees are typically either a flat dollar amount ($25–$75) or a percentage of monthly rent (5%–10%), often after a grace period (3–5 days). State laws cap how high late fees can go — always confirm your state's rules before charging.
