How the matching works

Rentlane uses the deposit's sender name, amount, memo, and timing to match it to a tenant and lease. Most rent payments match without any input from you. For the handful that don't (a roommate's friend paid, an unusual memo), one tap confirms.

How is this different from a spreadsheet?

A spreadsheet doesn't read your bank, doesn't apply late fees, doesn't send reminders, doesn't produce receipts, and doesn't roll up into a Schedule E report. Rentlane does all of that and the entry is automatic.

What payment methods does it track?

Anything that hits the bank account you connect. Zelle is what most tenants use, and we have AI auto-matching tuned for it. We also track checks, ACH, and other deposits — they just require a one-click tagging the first time.

Does it work on iPhone?

Yes — iOS app available. Also runs in any web browser, so you can manage from a laptop too.

How fast does a payment show up?

As soon as your bank reports the deposit through Plaid, usually within minutes of settlement. Zelle settles same- or next-day at most banks.

Can tenants see what they owe?

Yes. Each tenant gets a payment portal showing the lease balance, payment history, and any late fees. They never need to ask "how much do I owe?" again.

What happens if a payment is late?

The late fee policy you set on the lease (fixed or percentage) is applied automatically once the grace period passes. Tenants get a reminder. You get a heads-up.

Can it generate receipts?

Yes. Every matched payment generates a receipt tenants can download from their portal.
